How I Beat a Competing Offer and Still Saved My Buyers $20,000

When a husband and wife relocating from Naples reached out to me — referred by a past client — they were looking for their first home in Lake Mary, FL. I showed them a property in The Reserve at Lake Mary on May 11th, and they knew right away it was the one. They were ready to write an offer — but so was someone else. In the end, my buyers won the home and closed at $20,000 below the original list price.

How Do You Win a Multiple-Offer Situation Without Paying the Most?

Winning a multiple-offer situation isn’t only about writing the biggest check. In today’s Seminole County market, desirable communities like The Reserve at Lake Mary can still attract multiple offers quickly on well-priced homes in good condition. My buyers’ initial offer wasn’t the highest dollar amount on the table, but it was the strongest offer — and that distinction is what won the home.

Rather than offering more money, I structured the contract terms to make it more attractive to the seller:

  • A shorter inspection contingency period — giving the seller certainty that the deal would move quickly to confirmation
  • A larger earnest money deposit — signaling serious financial commitment
  • An all-cash offer — removing financing risk entirely, which sellers consistently value over a slightly higher financed offer

The seller accepted the offer at $660,000 on May 13th — $15,000 below the original list price of $675,000 — just two days after the initial showing.

Can You Still Negotiate Price After an Offer Is Accepted?

Yes — the inspection period is a real opportunity to renegotiate price based on what’s actually found in the home. During the inspection on this deal, some items came up worth addressing, and I was able to negotiate an additional $5,000 off the contract price. In total, my buyers closed at $655,000 — a full $20,000 below the original list price.

The home itself is a 4-bedroom, 3-bath, 2,864-square-foot property on a .23-acre lot — plenty of space for the next chapter of their lives in Central Florida.
