If you have a budget between $600,000 and $800,000 and you’re looking in Lake Mary, FL, you’re in one of the most competitive and rewarding price ranges this market has to offer. I’m talking about 4-bedroom homes with 3-car garages, established neighborhoods with mature trees and large lots, and communities like Heathrow and Timacuan that buyers have been targeting for decades.

I pulled the most recent MLS data as of June 2026 to give you a real picture of what’s out there — what’s active, what’s pending, and what’s actually closed in this range. Whether you’re relocating to Central Florida or upsizing within Seminole County, here’s exactly what your dollar buys right now.

MARKET SNAPSHOT — LAKE MARY FL $600K–$800K (June 2026)

Before we get into the neighborhoods, here are the numbers that matter:

  • Sale-to-list ratio: 98.2% — sellers are getting very close to asking price

What does that tell you? This is a confident seller’s market at this price point. Homes that are priced right are going quickly — several of the recent sales I reviewed were under contract in under a week. A few homes that were originally listed above $800,000 ultimately sold within this range, which means there is some room to negotiate, but you won’t find many giveaways here.

THE NEIGHBORHOODS — WHAT YOU’LL FIND IN EACH

Timacuan

Timacuan is one of Lake Mary’s most iconic golf course communities and one of the most active subdivisions in this price range right now. Homes here typically sit on quarter-acre to half-acre lots, range from about 2,300 to 3,200 square feet, and were mostly built between the late 1980s and early 2000s.

Recent sold data tells a real story here. A 4-bedroom, 4-bath home on Silver Dew Street closed right at the top of this range at $795,000. A 4-bedroom on Hupa Court sold at full asking price — $759,000. And a 3-bedroom on Masalo Place just listed at $699,000. Timacuan consistently delivers large lots, golf course views, and that classic Lake Mary feel that buyers keep coming back for.

Heathrow

Heathrow is a gated community and one of the most well-known addresses in Seminole County. Inside the gates you’ll find several sub-neighborhoods, each with their own character — Carrington Park, Muirfield Village, Heron Ridge, and more.

In this price range, Heathrow delivers 3 to 5-bedroom homes typically ranging from 2,100 to 2,900 square feet on smaller, well-manicured lots. Recent sales show strong demand: 847 Ashbrooke Court sold at full asking price at $757,000, 174 Promenade Circle sold for $765,000, and 882 Lakeworth Circle actually closed slightly over asking at $680,000. There are currently several active listings in Heathrow between $630,000 and $779,000, giving buyers solid options right now.

Griffin Park

If you want newer construction without the new construction price tag, Griffin Park is worth a close look. This community was built primarily between 2018 and 2021 and offers modern floorplans, open layouts, and lower maintenance. Homes here are typically 2,800 to 3,000 square feet on smaller lots, which keeps exterior upkeep minimal.

Recent activity shows a 4-bedroom on Rosewood Way listed at $729,900 and a 4-bedroom on Wheelhouse Lane at $695,000. A comparable home on Wishbone Lane recently sold for $667,500. For buyers who want a newer home without sacrificing the Lake Mary address, Griffin Park is one of the best options in this range.

Reserve at Lake Mary

Reserve at Lake Mary offers some of the largest floor plans you’ll find in this price range — 5-bedroom homes over 3,000 square feet are common here. Built primarily in the early 2000s, this community appeals to buyers who need room to grow.

Two recent sales stand out: 792 Blairmont Lane, a 5-bedroom, sold for $734,000, and 394 Baymoor Way, also 5 bedrooms at over 3,200 square feet, sold for $675,000. There is currently a 4-bedroom on Blairmont Lane listed at $675,000 and pending — the market here is moving.

Tuscany at Lake Mary

Tuscany is a Mediterranean-inspired community that consistently delivers great value. Homes here run from about 2,600 to 3,400 square feet on modest lots, built in the early 2000s. Several homes in Tuscany have pools and 3-car garages.

Recent sold data includes a 5-bedroom that sold for $695,000, another 5-bedroom that sold for $700,000, and a 3-bedroom that closed at $634,000. There is currently a 4-bedroom listed at $675,000. If you want a pool home in this price range, Tuscany is one of the first places I point buyers.

Woodbridge Lakes

Woodbridge Lakes is a quieter neighborhood that often flies under the radar, but it delivers solid value. Homes here are typically 4-bedroom, built around 2000, in the 2,200 to 3,000 square foot range. Recent sales: 881 Pickfair Terrace sold for $624,500, and a similar home nearby sold for $622,500. Currently there’s a listing at $714,900 for a larger 3,000+ square foot home.

Other Noteworthy Communities

This price range also opens doors in several other established Lake Mary neighborhoods:

  • Eagle Creek — large lots up to 1+ acre, 4-bedroom homes, recent sale at $795,000 at full asking
  • Crystal Reserve at Lake Mary — newer construction (2016), 5-bedroom homes around 3,100 sq ft, one sold at full ask at $800,000
  • Cardinal Oaks — oversized lots up to nearly 2 acres, 4-bedroom homes, great for buyers wanting space and privacy
  • Heron Ridge — 3 to 4-bedroom homes in the $722,000–$748,000 range, part of the Heathrow area
  • Lake Emma Sound — newer construction (2018–2019), 4-bedroom homes around 3,500 sq ft, recent sales in the $745,000–$768,000 range

WHAT’S ACTIVE RIGHT NOW

As of June 10, 2026, there are 19 active listings in Lake Mary priced between $600,000 and $800,000. Here’s a quick summary of what’s on the market:

The longest-sitting active listing has been on the market 317 days, which tells me that property has a pricing or condition issue. Conversely, the newest listing — 434 Silver Dew Street in Timacuan — just hit the market and will likely move fast.

WHAT’S PENDING

There are currently 9 homes under contract in this range, with a median pending list price of $695,000. The fact that 9 homes are pending confirms there is strong buyer demand. The fastest to go pending was 526 Devon Place in Devon Green — it was under contract in just 5 days.

IS NOW A GOOD TIME TO BUY IN THIS RANGE?

In my experience working Lake Mary since before most of these neighborhoods were built, this price point is one of the most stable in Seminole County. You’re getting established communities, great schools, close proximity to I-4 and the 417, and the kind of neighborhood infrastructure that takes decades to build.

The 98.2% sale-to-list ratio tells me sellers are still in control, but it also tells me buyers aren’t being forced to wildly overbid. Come in prepared, get pre-approved, and don’t hesitate when the right home hits — 27 days on market means you don’t have weeks to think about it.
