If you’re searching for luxury homes in Lake Mary, FL, you already know this isn’t just another Central Florida suburb. Lake Mary has some of the most coveted addresses in Seminole County — gated communities with guard houses, homes on acre-plus lots backing up to conservation land, custom estates with 5,000+ square feet, and neighborhoods that have held their value through every market cycle I’ve seen in nearly 20 years of selling real estate here.

I pulled the latest MLS data as of June 2026 to give you a real, ground-level picture of the luxury market in Lake Mary — what’s active, what’s pending, and what has actually closed. Whether you’re relocating to Central Florida or moving up from another Lake Mary home, here’s what you need to know.

LUXURY MARKET SNAPSHOT — LAKE MARY FL $800K AND UP (June 2026)

The numbers tell a compelling story at this price point:

  • Median sale price: $1,100,000
  • Average sale price: $1,209,208
  • Median list price: $1,100,000
  • Sale-to-list ratio: 97.9% — luxury buyers are negotiating, but sellers are holding firm
  • Median days on market: 17 days — well-priced luxury homes are moving fast
  • Average home size: 3,847 sq ft
  • Average price per sq ft: $321
  • Total listings reviewed: 82 (active, pending, and sold)

What stands out to me most is the sale-to-list ratio of 97.9% — that’s nearly identical to the broader Lake Mary market. Luxury buyers here aren’t getting steep discounts. And the median 17 days on market tells you that desirable homes at this price point are not sitting. Several recent sales went at or above asking price, including one in Magnolia Plantation that sold at 104.8% of list and a Summer Oaks Estates home that sold at 108.8%.

At the same time, the range here is wide — from $800,000 to $2.4 million sold. The neighborhood you choose matters enormously at this level, and I’ll break each one down below.

THE NEIGHBORHOODS — LAKE MARY LUXURY REAL ESTATE

Heathrow and Heathrow Sub-Communities

Heathrow is the anchor of Lake Mary luxury real estate and has been for decades. It’s a master-planned, guard-gated community with multiple sub-neighborhoods inside the gates, each with its own character and price range.

Within the broader Heathrow community, recent sold data tells a varied story. On the more accessible end, homes in Carrington Park, Wembley Park, and Wyntree have been selling in the $820,000–$876,000 range — 4-bedroom homes around 2,500–3,200 square feet on well-maintained lots. Moving up, Heron Ridge, Muirfield Village, and Burlington Oaks are trading in the $875,000–$1,035,000 range, with one Muirfield Village home on Promenade Circle selling over asking at 106.5%.

At the top of the Heathrow tier, Reserve at Heathrow delivers the most impressive floor plans — 4 to 5-bedroom homes from 4,100 to 5,300 square feet on half-acre lots along Langham Terrace. Recent sales here ranged from $1,290,000 to $1,825,000, with one home selling at 103.3% of asking price. If you want the pinnacle of the Heathrow lifestyle, this is where it lives.

Currently active in Heathrow, prices range from $850,000 for a 4-bedroom in Muirfield Village up to $2,119,000 for a rare 8,000 square foot estate in Heathrow Woods — one of the largest homes currently listed in Lake Mary.

Magnolia Plantation

Magnolia Plantation is one of the most active luxury communities in Lake Mary right now, and the data backs it up. This is a sprawling, gated neighborhood with large lots — typically a third to half an acre — and homes built in the early 2000s ranging from about 2,700 to 4,300 square feet.

Recent sales here have been strong. A 5-bedroom on Foxtail Court sold at 104.8% of asking price for $1,310,000. A 5-bedroom on Cypress Loft Place sold at full asking for $1,150,000. Multiple other sales landed between $835,000 and $1,060,000. There are currently several active listings in Magnolia Plantation from $895,000 to $1,499,000, and four homes are pending — this community is clearly in demand right now.

What buyers love about Magnolia Plantation: the lot sizes, the mature landscaping, the sense of privacy, and the price per square foot relative to Heathrow. It consistently delivers more square footage per dollar while still providing the gated, luxury lifestyle.

Steeple Chase

Steeple Chase is one of Lake Mary’s newer luxury communities and offers some of the most dramatic homes in the entire market. We’re talking about homes from 3,500 to 5,100 square feet on one-acre lots, built between 2014 and 2019, with 3-car garages, resort-style pools, and the kind of outdoor living space that Central Florida was made for.

Recent sales show two Steeple Chase homes selling near asking price — one at $1,325,000 and another at $1,375,000. There’s currently a 5-bedroom, 5,100 square foot home listed at $1,925,000 and a 5-bedroom at $1,595,000 pending. If you want new-ish construction with acre lots and a true estate feel inside Lake Mary city limits, Steeple Chase is the community to watch.

Waterside

Waterside is Lake Mary’s ultra-luxury option for buyers who want acreage and water views. Homes here sit on lots from one to nearly two acres, often on the water, and feature 3,500–5,400 square feet of living space with 3 to 4-car garages.

The most notable recent sale in all of Lake Mary luxury real estate: 3845 S Stillwood Lane in Waterside — a 5-bedroom, 5,359 square foot home on a one-acre lakefront lot — sold for $2,400,000 at full asking price. There’s currently a 4-bedroom on 1.6 acres listed at $1,949,000. If lakefront luxury is what you’re after, Waterside is Lake Mary’s answer.

Markham Woods Enclave / Evansdale

For buyers who want truly one-of-a-kind estates, the Markham Woods Road corridor delivers. This is Lake Mary’s estate-level address — homes on 1 to 2+ acre lots, often custom built, with prices that reflect the land value and exclusivity.

A 5-bedroom Evansdale estate on Island Drive sold for $2,100,000. Another on Broadmoor Road sold at full asking for $950,000. There’s currently a brand-new 5-bedroom, 4,997 square foot home in Markham Woods Enclave listed at $2,449,000 — the highest-priced active listing in Lake Mary as of this writing.

Fontaine

Fontaine is a newer luxury community that has generated significant activity in recent months. Built in 2025 and 2026, these homes are 3 to 5 bedrooms from 3,250 to 4,000 square feet with 3-car garages. Multiple sales have closed at or very near asking price — several at exactly $1,100,000 and one at $1,296,405 and another at $1,448,581, both at 100% of asking. For buyers who want brand-new construction in the luxury tier, Fontaine is one of the few options delivering that right now.

This price range opens doors in several additional Lake Mary neighborhoods worth knowing:

  • Peninsula Pointe — true waterfront estates, recent sale at $2,150,000 on 2 acres
  • Shannon Downs — 4-bedroom homes on nearly 2-acre lots, recent sale at $1,062,500
  • Chestnut Hill — estate-scale homes (5,500+ sq ft) on acre-plus lots, recent sales from $1,000,000 to $2,149,911
  • The Cove — 5-bedroom homes on large lots near Lake Mary Blvd, recent listing at $849,900 pending

WHAT’S ACTIVE RIGHT NOW

As of June 10, 2026, there are 19 active luxury listings in Lake Mary priced above $800,000. Key highlights:

  • Homes range from 2,741 to 8,009 square feet
  • Nearly all have pools, 3-car garages, and lots of a third acre or more
  • Average days on market for active listings: 45 days

Several active listings have been sitting longer than the median, which creates negotiating opportunities for prepared buyers. The longest-sitting active listing has been on the market 245 days — a signal that pricing or condition needs to be evaluated carefully.

WHAT’S PENDING

There are 11 homes currently under contract in this price range, with a median pending list price of $1,019,000. The fastest to go under contract was a Heathrow listing that went pending in just 3 days. Magnolia Plantation has four pending sales alone — confirming it as the most active luxury community in Lake Mary right now.

A NOTE ON NEGOTIATION AT THIS PRICE POINT

The overall sale-to-list ratio of 97.9% tells you the broad story, but individual communities vary significantly. Some homes are selling over asking — Magnolia Plantation’s Foxtail Court sale at 104.8% and the Summer Oaks Estates sale at 108.8% are real examples of bidding competition. Other homes, particularly those that have been sitting 100+ days, have seen price reductions and have room to negotiate.
