Central Florida Market Snapshot: August 2026 at a Glance
The Central Florida market told a fairly consistent story in August 2026 — homes moved faster almost everywhere, even where prices held steady. Here’s a quick side-by-side look at how Seminole, Orange, and Volusia counties performed in August 2026.
Seminole County
Median sale price: $420,000 (unchanged from $420,000 in August 2025) Median days to sell: 25 (down from 34) Properties sold: 495 (down from 499)
Orange County
Median sale price: $425,000 (unchanged from $425,000 in August 2025) Median days to sell: 29 (down from 36) Properties sold: 1,367 (down from 1,464)
Volusia County
Median sale price: $340,000 (up from $331,233 in August 2025) Median days to sell: 40 (down from 50) Properties sold: 715 (up from 676)
What This Means
Every county in this snapshot saw homes sell faster than they did in August 2025, continuing the pattern we saw in July — buyer demand is staying strong even as pricing tells a mixed story county to county. Seminole and Orange both held flat on median price year-over-year, while Volusia posted a solid 2.6% increase. Sales volume moved in different directions too: Seminole and Orange both saw a dip in total transactions, while Volusia’s volume actually grew, a sign that different corners of the region are absorbing buyer demand differently right now.
