If you’re watching the market in Orange County, August looked a lot like Seminole County’s story next door: prices held flat, but homes moved noticeably faster than they did a year ago. Here’s what the numbers from Stellar MLS actually show.

What Was the Median Home Price in Orange County?

The median sales price landed at $425,000, unchanged from $425,000 in August 2025. No year-over-year price growth, but sellers still gained ground elsewhere — homes sold at 96.6% of their original list price, up from 95.8% last August. That tighter gap between list and sale price means less room for buyers to negotiate than a year ago, even with prices flat.

How Fast Are Homes Selling?

Homes sold significantly faster this August — a median of 29 days, down from 36 days in August 2025. That’s a seven-day improvement, or about 19% faster than a year ago. Single-family homes moved quickest at a median of 26 days, while condos took much longer at 52 days — a gap worth knowing if you’re pricing or shopping in that segment specifically.

What Types of Homes Are Selling?

A total of 1,367 properties sold in August, down from 1,464 the year before. Single-family homes made up the vast majority of that activity at 1,001 sales, with a median price of $499,500. Townhouses saw 182 sales at a median of $379,990, and condos saw 144 sales at a median of $175,000. The $400,000–$500,000 range was the busiest price bracket by far, with 252 sales — nearly one in five transactions countywide landed in that single band.

How Are Buyers Paying for Homes?

Financing still leads the way, with 961 homes purchased using a mortgage compared to 380 all-cash purchases. Distressed sales stayed minimal relative to overall volume — 8 bank-owned/REO properties and 5 short sales closed all month, a sign the market remains healthy and isn’t being driven by distress, even at Orange County’s larger scale.

How Many Listings Expired Without Selling?

203 listings expired without selling in August, up from 178 in August 2025. That’s a notable increase, and it’s a slightly different signal than what we’re seeing in the days-to-sell numbers — it suggests that while well-priced homes are moving faster, overpriced or poorly positioned listings are having a harder time finding buyers at all rather than just sitting longer.

What About the High End of the Market?

Luxury activity cooled slightly, with 120 homes selling above $1,000,000, down from 126 in August 2025. The month’s top sale was a remarkable single-family estate in Maitland, FL 32751 — 6 bedrooms, 7 full bathrooms, 3 half bathrooms, 11,668 square feet on 2.73 acres, built in 1996. Listed at $12,500,000, it sold for $11,300,000 after 316 days on the market. See the property details here.

On the other end, the month’s lowest sale was a manufactured home in Zellwood, FL 32798 — 2 bedrooms, 2 bathrooms, 888 square feet, built in 1985. Listed at $100,000, it sold for $55,000 after 199 days on the market. View that listing here.

What Does This Mean for Buyers and Sellers?

For sellers, a flat median price paired with a stronger list-to-sale ratio is a good sign for well-priced homes — but the jump in expired listings is a real warning sign for anyone tempted to overprice going in. Homes that are priced right are selling faster and closer to asking; homes that aren’t are increasingly not selling at all. For buyers, a 29-day median means less time to deliberate, especially in the crowded $400,000–$500,000 bracket. Condos remain the segment with the most breathing room, given the longer 52-day median time on market there, and the manufactured-home and entry-level segment continues to offer the widest price flexibility for buyers working with a tighter budget.
