Volusia County FL Market Report: August 2026 Home Sales Data
If you’re watching the market in Volusia County, August was a genuinely strong month — prices climbed, homes sold faster, and sellers kept more of their asking price than they did a year ago. Here’s what the numbers from Stellar MLS actually show.
What Was the Median Home Price in Volusia County?
The median sales price landed at $340,000, up from $331,233 in August 2025 — a 2.6% increase year-over-year. Sellers also gained ground on negotiating power: homes sold at 95.6% of their original list price, up from 93.9% last August. That’s a meaningful jump, and it points to a market where buyers are competing a bit harder than they were a year ago.
How Fast Are Homes Selling?
Homes sold noticeably faster this August — a median of 40 days, down from 50 days in August 2025. That’s a 20% improvement year-over-year. Single-family homes moved quickest at a median of 32 days, while condos took far longer at 100 days — a big gap, and worth knowing if you’re pricing or shopping specifically in that segment.
What Types of Homes Are Selling?
A total of 715 properties sold in August, up from 676 the year before. Single-family homes made up the bulk of that activity at 552 sales, with a median price of $355,000. Townhouses saw 37 sales at a median of $303,070, and condos saw 93 sales at a median of $310,000. The $300,000–$350,000 range was the busiest price bracket, with 124 sales.
How Are Buyers Paying for Homes?
Financing still leads the way, with 459 homes purchased using a mortgage compared to 242 all-cash purchases. Distressed sales stayed minimal — 7 bank-owned/REO properties and 6 short sales closed all month, a sign the market remains fundamentally healthy rather than distress-driven.
How Many Listings Expired Without Selling?
105 listings expired without selling in August, a solid improvement from 151 in August 2025. Fewer expired listings alongside faster days-to-sell and a stronger list-to-sale ratio all point the same direction: sellers are pricing more realistically this year, and it’s paying off.
What About the High End of the Market?
Luxury activity picked up meaningfully, with 25 homes selling above $1,000,000, up from just 16 in August 2025. The month’s top sale was a striking condo in New Smyrna Beach, FL 32169 — 4 bedrooms, 4 full bathrooms, 1 half bathroom, 4,260 square feet on .43 acres, built in 2024. Listed at $6,750,000, it sold for $6,550,000 after just 1 day on the market. See the property details here.
On the other end, the month’s lowest sale was a mobile home in Edgewater, FL 32141 — 1 bedroom, 1 bathroom, 672 square feet, built in 1976. Listed at $55,000, it sold for $45,000 after just 1 day on the market. View that listing here.
Interestingly, both the highest and lowest sales of the month went under contract in a single day — a reminder that speed-to-contract can happen at any price point when a listing is priced right for its market.
What Does This Mean for Buyers and Sellers?
For sellers, this is one of the stronger months in the data: prices are up, homes are moving faster, and the list-to-sale ratio shows buyers are willing to pay closer to asking than they were last year. For buyers, a 40-day median (down from 50) means less time to sit on a decision, especially in the popular $300,000–$350,000 bracket. Condos remain the one segment with real breathing room, given the 100-day median time on market there — a stark contrast to the single-family pace.
