If you’re watching the market in Seminole County, August told a pretty clear story: prices held steady, but homes sold noticeably faster than they did a year ago. That combination — flat pricing paired with quicker sales — is usually a good sign of a market finding its balance rather than one that’s overheating or cooling off. Here’s what the numbers from Stellar MLS actually show.

What Was the Median Home Price in Seminole County?

The median sales price landed at $420,000, flat compared to $420,000 in August 2025. No year-over-year movement on price, but sellers actually came out ahead in another way — homes sold at 96.9% of their original list price, up from 95.8% last August. That means less negotiating room for buyers than a year ago, even with price growth flat.

How Fast Are Homes Selling?

Homes sold noticeably faster this August — a median of 25 days, down from 34 days in August 2025. That’s a nine-day improvement, or roughly 26% faster than a year ago. Single-family homes moved quickest at a median of 20 days, while condos took much longer at 57 days — worth knowing if you’re pricing or shopping in that segment specifically.

What Types of Homes Are Selling?

A total of 495 properties sold in August, essentially flat compared to 499 the year before. Single-family homes made up the bulk of that activity at 374 sales, with a median price of $485,000. Townhouses saw 54 sales at a median of $316,250, and condos saw 60 sales at a median of $160,000. The $400,000–$500,000 range was the busiest price bracket by far, with 91 sales — nearly a fifth of all activity in the county landed in that single price band.

That single-family dominance isn’t unusual for Seminole County, but it’s a helpful reminder for anyone shopping the townhouse or condo market specifically: those segments move at a very different pace and price point, and treating county-wide numbers as one-size-fits-all can be misleading depending on what type of home you’re buying or selling.

How Are Buyers Paying for Homes?

Financing still leads the way, with 354 homes purchased using a mortgage compared to 137 all-cash purchases. Distressed sales stayed minimal — just 3 bank-owned properties and 1 short sale closed all month, a sign the market remains healthy and isn’t being driven by distress.

How Many Listings Expired Without Selling?

54 listings expired without selling in August, actually an improvement from 60 expired listings in August 2025. Fewer expired listings alongside faster days-to-sell points to sellers pricing more realistically this year compared to last.

What About the High End of the Market?

Luxury activity held steady, with 30 homes selling above $1,000,000 — unchanged from 30 in August 2025. The month’s top sale was a striking single-family estate in Longwood, FL 32779 — 5 bedrooms, 6 full bathrooms, 1 half bathroom, 5,435 square feet on 12.06 acres, built in 1998. What Does This Mean for Buyers and Sellers?

For sellers, a flat median price paired with a higher list-to-sale ratio and fewer expired listings is a good sign — well-priced homes are moving, and moving quickly, without needing steep price cuts to get there. For buyers, a 25-day median means less time to deliberate, especially in the competitive $400,000–$500,000 bracket. Condos remain the one segment where buyers still have some breathing room, given the longer 57-day median time on market there, and it’s worth watching whether that gap between single-family and condo pace continues into fall.
