The Orange County real estate market showed real momentum in July, with more homes changing hands and selling faster than they did a year ago — even as the median price cooled slightly. Here’s a full breakdown of what happened, straight from Stellar MLS data.

What Was the Median Home Price in Orange County?

The median sales price came in at $437,731, a modest dip from $446,000 in July 2025. But don’t read too much into that number alone — sellers actually did better relative to their asking price this year, closing at 96.7% of original list price compared to 95.6% in July 2025. That’s a market where buyers are willing to pay closer to full price, even with the median softening a touch.

How Fast Are Homes Selling?

Homes moved noticeably faster in July 2026. The median time to sell was 26 days, down from 32 days the year before. Single-family homes led the pace at just 21 days median, while condos took the longest to sell at 65 days — a gap worth noting if you’re comparing property types.

What Types of Homes Are Selling?

Orange County saw 1,514 properties sell in July, up from 1,417 in July 2025 — a solid year-over-year increase in overall sales volume. Single-family homes made up the majority at 1,112 sales, with a median price of $512,145. Townhouses posted 155 sales at a median of $375,000, and condos saw 176 sales at a median of $176,950. The $400,000–$500,000 range was the single busiest price bracket, with 253 homes sold there alone.

How Are Buyers Paying for Homes?

Financing remained the dominant path to homeownership, with 1,049 homes purchased using a mortgage compared to 438 cash purchases. Distressed inventory stayed limited — just 5 bank-owned/REO properties and 7 short sales closed, a sign the county’s market health remains solid.

What About the High End of the Market?

Luxury sales actually ticked up slightly, with 140 homes selling above $1,000,000, compared to 138 in July 2025. And the top sale of the month was a showstopper: a single-family home in the exclusive Golden Oak community within Walt Disney World, ZIP 32836 — 5 bedrooms, 5 full and 2 half bathrooms, 6,276 square feet on nearly half an acre, built in 2019. At the opposite end, the month’s lowest sale was a manufactured home in Apopka, FL 32703 — 1 bedroom, 1 bathroom, 340 square feet, built in 1988. It listed at $40,000 and sold for $30,000 after 91 days on the market. View that listing here.

What Does This Mean for Buyers and Sellers?

For sellers, faster sale times and a higher list-to-sale ratio point to strong buyer demand, even with the median price holding roughly flat year-over-year. For buyers, that $400,000–$500,000 bracket continues to be the most competitive segment countywide, and homes priced right in that range aren’t lingering.
