If you’re watching the market in Seminole County, July brought some encouraging signs for sellers and a market that’s still moving at a healthy pace for buyers who are ready to act. Here’s what the numbers from Stellar MLS actually show.

What Was the Median Home Price in Seminole County?

The median sales price landed at $439,258, up from $415,000 in July 2025 — a 5.8% increase year-over-year. Homes also sold at 97.1% of their original list price, up from 96.5% last July, meaning sellers are holding onto more of their asking price than they were a year ago.

How Fast Are Homes Selling?

Homes moved fast. The median time to sell was just 22 days, down slightly from 23 days in July 2025. Single-family homes sold even quicker, at a median of 18 days, while condos took the longest at 45 days.

What Types of Homes Are Selling?

A total of 554 properties sold in July, down from 605 the year before. Single-family homes made up the bulk of that activity at 415 sales, with a median price of $500,000. Townhouses saw 76 sales at a median of $328,495, and condos saw 50 sales at a median of $173,950. The $400,000–$500,000 range was the busiest price bracket, with 117 sales.

How Are Buyers Paying for Homes?

Financing still leads the way, with 393 homes purchased using a mortgage compared to 153 all-cash purchases. Distressed sales stayed minimal — just 2 bank-owned properties and 2 short sales closed all month, a sign the market remains healthy and not distress-driven.

What About the High End of the Market?

Luxury sales cooled slightly, with 19 homes selling above $1,000,000, down from 22 in July 2025. The month’s top sale was a striking single-family home in Longwood, FL 32779 — 4 bedrooms, 4.5 bathrooms, 5,962 square feet on half an acre, built in 2009. Listed at $1,990,000, it sold for $1,850,000 after just 30 days on the market. See the property details here.

On the other end, the month’s lowest sale was a 1-bedroom, 1-bathroom condo in Altamonte Springs, FL 32701 — 496 square feet, built in 1988. It listed and sold for $77,000 in a single day. View that listing here.

For sellers, rising prices and a strong list-to-sale ratio mean well-priced homes are still finding buyers quickly. For buyers, 22 median days on market means hesitating can cost you the home — especially in that competitive $400,000–$500,000 range.
