Volusia County’s housing market showed steady, healthy gains in July, with prices up, distressed sales staying rare, and sellers pocketing a bigger share of their asking price than they did a year ago. Here’s the full picture straight from Stellar MLS data.
What Was the Median Home Price in Volusia County?
The median sales price rose to $344,000, up from $335,000 in July 2025 — a 2.7% year-over-year increase. Sellers also fared better relative to their asking price, closing at 95.6% of original list price compared to 94.4% in July 2025, a sign that buyers are willing to negotiate less aggressively than they were last year.
How Fast Are Homes Selling?
The median time to sell was 41 days, an improvement from 46 days in July 2025. Single-family homes sold fastest at a median of 39 days, while condos took the longest at 64 days — a gap buyers and sellers of coastal condo inventory should keep in mind.
What Types of Homes Are Selling?
A total of 680 properties sold in July, a slight dip from 699 in July 2025, though pricing power more than made up the difference. Single-family homes accounted for the bulk of activity with 535 sales at a median of $355,000. Townhouses saw 23 sales at a median of $280,000, and condos posted 90 sales at a median of $306,000. The $300,000–$350,000 range was the busiest price bracket countywide, with 114 sales.
How Are Buyers Paying for Homes?
Financing led the way with 436 homes purchased using a mortgage, compared to 227 all-cash purchases. Distressed sales stayed low, with 7 bank-owned/REO properties and 7 short sales closing in July — a market that remains driven by traditional buyers and sellers rather than distress.
What About the High End of the Market?
Luxury activity cooled slightly, with 14 homes selling above $1,000,000, down from 16 in July 2025. The month’s top sale was a striking oceanside condo in New Smyrna Beach, ZIP 32169 — 4 bedrooms, 4.5 bathrooms, 4,030 square feet, built in 2003. At the other end of the spectrum, the month’s lowest sale was a single-family home in Osteen, FL 32764 — 1 bedroom, 1 bathroom, 874 square feet, built in 1969. It listed at $49,900 and sold for $42,500 after just 2 days on the market. View that listing here.
