Central Florida is getting four new EōS Fitness gyms between 2027 and 2028 — and the flagship of the bunch is backfilling one of the more stubborn vacancies at one of Orlando‘s oldest shopping centers.

What Is EōS Fitness Bringing to Colonial Plaza?

EōS signed a lease for 42,780 square feet at Colonial Plaza, backfilling the long-vacant former Conn’s HomePlus space. The location, at 2628 E Colonial Drive, is set to open in 2027. True to the brand’s low-barrier model, memberships will start at $9.99 a month, and the club will operate on a 24/7 access schedule. Amenities planned for the space include the brand’s signature MOVEōS Cinema, an outdoor training area called The Backyard, a dedicated recovery room, a Kids’ Club, and a Refresh area with a cold plunge, hot tub, and infrared sauna.

Where Else Is EōS Expanding in Central Florida?

Orlando is just one of four Central Florida locations EōS has lined up, all part of a national push toward 250 gyms by 2030. In Winter Park, EōS is taking over the existing LA Fitness space at 1540 State Road 436, also targeting a 2027 opening. Melbourne Square is getting a location in 2027 as well, and Daytona Beach — at 1501 Outlet Blvd — is set to open in 2028, a year behind the other three.

Why Colonial Plaza?

Colonial Plaza is one of Orlando’s oldest open-air shopping centers, and EōS’s arrival is part of a broader wave of reinvestment there. At roughly 500,000 square feet, the center is already home to Sprouts, Marshalls, Ulta, Total Wine, Old Navy, Barnes & Noble, and Hobby Lobby. A HomeGoods is also separately planned to backfill the former Big Lots space at the same center. The EōS lease was brokered by SRS Real Estate Partners, with JLL representing landlord Kimco Realty.

What This Means for the Area

National retail and fitness brands do extensive homework on rooftops, traffic counts, and demographics before signing a lease — so four EōS locations landing across Central Florida in the same window is a real signal of confidence in the region’s growth. And because this is a backfill of long-vacant space rather than new ground-up construction, it tends to have an outsized, immediate impact on how a corridor feels — filling an empty storefront does a lot for a shopping center’s overall draw.
