This market snapshot shows a split story for Central Florida in September 2026. Homes sold faster in two of three counties, prices moved in different directions, and sales volume dipped across the board. Here’s a quick side-by-side look at how Seminole, Orange, and Volusia counties performed in September 2026.

Seminole County

Median sale price: $395,000 (down from $403,805 in September 2025)
Median days to sell: 26 (down from 38)
Properties sold: 434 (down from 441)

Orange County

Median sale price: $443,745 (up from $436,250 in September 2025)
Median days to sell: 33 (up from 32)
Properties sold: 1,278 (down from 1,350)

Volusia County

Median sale price: $340,000 (up from $334,355 in September 2025)
Median days to sell: 39 (down from 51)
Properties sold: 625 (down from 729)

What This Means

September brought more variety than August. Seminole and Volusia both saw homes sell noticeably faster than a year ago, cutting 12 days off their median time on market, while Orange held essentially steady. On pricing, Orange and Volusia each posted a gain of about 1.7%, while Seminole dipped about 2%. The one shared trend was sales volume, which declined in all three counties. Fewer homes are changing hands, but well-priced homes are still moving quickly, especially in Seminole and Volusia.
