The Volusia County housing market showed mixed signals in September 2026. Prices edged higher and homes sold noticeably faster, but fewer properties changed hands than a year ago. Here’s what the numbers show for Volusia County this month.
What Was the Median Home Price in Volusia County in September 2026?
The median sales price in Volusia County was $340,000 in September 2026, up about 1.7% from $334,355 in September 2025. Prices continue to hold steady with modest year-over-year gains.
How Fast Are Homes Selling in Volusia County?
Homes sold in a median of 39 days in September 2026, compared to 51 days a year earlier. That’s 12 fewer days on the market, a meaningful improvement in the pace of sales.
How Many Homes Sold in September 2026?
A total of 625 properties sold in Volusia County in September 2026, down from 729 in September 2025. That’s 104 fewer sales, a decline of about 14%.
How Did Single-Family Homes, Townhouses, and Condos Compare?
Single-family homes led the market with 483 sales at a median price of $355,000, selling in a median of 33 days.
- Single-family homes: 483 sold, $355,000 median, 33 median days to sell
- Townhouses: 35 sold, $265,000 median, 39 median days to sell
- Condos: 73 sold, $350,000 median, 79 median days to sell
Condos sold for nearly the same median price as single-family homes but took more than twice as long to sell.
How Are Buyers Paying for Homes?
About 34% of September sales were cash purchases, with 212 cash buyers compared to 408 financed purchases. Distressed sales stayed limited, with 12 bank-owned (REO) properties and 3 short sales.
Are Sellers Getting Close to Their Asking Price?
Homes sold at 95.4% of their original list price in September 2026, up from 94.2% a year earlier. Expired listings also dropped to 141, down from 163 in September 2025. Both numbers point to better-priced listings and more successful sales.
Which Price Range Was Most Active?
The $250,000 to $300,000 range had the most sales, with 115 homes sold. At the top of the market, 19 homes sold for $1 million or more, compared to 22 in September 2025.
What Were the Highest and Lowest Sales?
The highest sale was a single-family home in New Smyrna Beach (32169) that sold for $3,835,000. The 5-bedroom, 5-bath home has 4,168 square feet on 0.22 acres and was built in 1999. Volusia County’s market in September 2026 rewarded well-priced homes. Sales slowed compared to last year, but homes that did sell moved faster and closer to asking price, and fewer listings expired. The highest sale is a good example of the alternative: it sold well below its original list price after a year on the market. For sellers, the message is clear: pricing right from the start leads to faster, stronger results. For buyers, condos offer more negotiating time, with the longest days on market of any property type.
