Kentucky Square: A New Construction Community Coming to Sanford, FL
A brand-new community is taking shape just outside Sanford International Airport, and I stopped by in person to check out the progress.
What Is Kentucky Square?
Kentucky Square is a new single-family home community by Risewell Homes, currently under construction in Sanford, FL. Homes will range from 1,819 to 2,900 square feet, with 3–4 bedrooms and 2–3.5 bathrooms, on a 51-acre site that includes a pool, cabana, and playground for residents.
Where Is Kentucky Square Located?
The community sits just southeast of Orlando Sanford International Airport, placing it within Seminole County’s rapidly growing east-side corridor. It’s also right next to the recently built Comfort Inn, giving the area a mix of new residential and hospitality development happening side by side.
What’s Happening Nearby?
Kentucky Square is landing in one of Sanford’s busiest growth pockets right now. It’s close to Kings Crossing, where a new Publix and McDonald’s have already opened, with a Wendy’s and Dunkin’ Donuts currently under construction. It’s also near the site of the $160 million Seminole County Indoor Sports & Recreation Complex, a massive 28-acre venue approved earlier this year that’s expected to bring major tournaments, events, and long-term economic growth to the area.
What Amenities Will Kentucky Square Offer?
Residents will have access to a pool, cabana, and playground within the community. Kentucky Square also falls within the A-rated Seminole County School District, and its location puts residents about 30 minutes from Downtown Orlando, with easy access to Sanford’s Riverwalk, downtown waterfront dining, and the airport.
When Will Homes Be Available?
Risewell Homes lists Kentucky Square as “Coming 2026,” and based on what I saw on-site, construction is actively underway — the community entrance signage is up, and at least one model home appears complete and move-in ready.
What This Means for Sanford’s East Side
Kentucky Square is one more sign of just how much momentum is building on Sanford’s east side right now. Between new retail at Kings Crossing, the upcoming sports complex, and now a brand-new residential community, this corridor is quickly becoming one of the more active growth areas in Seminole County. For anyone considering new construction in the Sanford area, this is a community worth keeping an eye on as it moves toward completion.
