Diadem Pickleball Complex is a 25,000-square-foot indoor pickleball facility taking over the former JOANN Fabric location near Seminole Towne Center in Sanford. The complex features 11 climate-controlled indoor courts, making it the largest indoor pickleball facility in Seminole County.
What Makes Diadem Pickleball Complex Different From Other Courts?
Diadem is building this as a “smart” facility, with cameras integrated into each court for instant replays and performance tracking — technology typically reserved for professional training environments. The complex will also include pickleball simulators for practicing dinks and drives, plus a pro shop stocked with Diadem Edge 18K paddles and performance apparel.
Is Membership Open to Everyone?
Membership at Diadem Pickleball Complex will be capped at 275 people to keep court time accessible and prevent overcrowding. A capped-membership model like this typically fills quickly as opening day approaches, so it’s worth knowing about early if you’re interested.
What Does Diadem Pickleball Complex Look Like Right Now?
Based on my recent visit, the courts appear finished. Exterior signage is up, and the space looks far along in the buildout process. I wasn’t able to get clear interior photos, but everything visible from outside suggests the facility is on track for its planned opening.

Why Is Diadem Opening in This Location?
Diadem is opening directly next to Seminole Towne Center, which is itself in the early stages of a major planned redevelopment expected to eventually include a new Costco, additional retail, hotels, and dining. Between the mall’s future plans and Diadem’s arrival, this stretch of Sanford is positioned to become a growing hub for shopping, dining, and recreation in the years ahead.
What This Means for Sanford
Diadem Pickleball Complex adds a genuinely unique amenity to Seminole County — there isn’t another facility in the area offering this scale of dedicated, tech-integrated indoor pickleball courts. I’ll keep watching this one and share an update once it officially opens.
