AdventHealth Orlando Is Building a $660 Million Medical Tower — What It Means for the Area
If you drove past the AdventHealth Orlando campus on North Orange Avenue recently, you may have noticed something big underway. Construction crews are actively on site, and what’s being built is one of the most significant healthcare investments in Central Florida’s history.
What Is Being Built at AdventHealth Orlando?
AdventHealth Orlando is in the midst of a $1 billion campus expansion, with active construction now underway at 265 E Rollins Street in downtown Orlando — directly adjacent to the AdventHealth Innovation Tower. The site, which I photographed this week, is part of a broader multi-phase buildout that includes a new 14-story, $660 million patient and surgical tower that will add 440 inpatient beds and 24 operating rooms to one of Central Florida’s largest and most recognized healthcare campuses. Construction on the tower is expected to run through 2030, with 800 to 1,000 new jobs projected when the facility reaches full operation.
Birmingham, Alabama-based Brasfield & Gorrie has been named the general contractor, with HuntonBrady Architects handling the design. The building is being designed as a smart hospital, with technology that allows patients to access their medical information in real time and communicate with family remotely — and the hospital is exploring AI-based technology in the operating room as well.
How Big Is This Investment?
The tower is part of a $1 billion total campus investment that includes:
- A new 14-story patient and surgical tower (Phase 1 opens 2030, full buildout 440 beds and 24 operating rooms)
- New residency and fellowship programs — adding 7 new programs and approximately 109 additional residents and fellows
- Expansion of AdventHealth University to a goal of 3,000 students when the tower opens
- A new simulation center at AdventHealth University
- Continued expansion of specialized programs including robot-assisted kidney transplants and the Genomics Risk Assessment for Cancer and Early Detection program
The campus currently employs nearly 10,000 people. When the tower opens, AdventHealth expects to add between 800 and 1,000 new jobs.
What Does This Mean for Orlando Real Estate?
A project of this scale has real implications for the surrounding real estate market — both immediately and over the next several years.
Job creation drives housing demand. 800-1,000 new direct jobs at one of Central Florida’s largest employers means physicians, nurses, administrators, and support staff will be looking for homes in Orlando and the surrounding communities. Many of those professionals will be relocating from out of state.
Healthcare infrastructure attracts population growth. World-class medical facilities are consistently cited among the top factors driving relocation decisions — particularly for families with young children, retirees, and professionals in healthcare-adjacent industries. A $1 billion investment in downtown Orlando’s medical campus strengthens the area’s appeal as a long-term place to live.
Downtown Orlando and surrounding neighborhoods benefit. Communities within a reasonable commute of the AdventHealth campus — including Winter Park, Maitland, Lake Nona, and established Orlando neighborhoods — stand to benefit from the sustained demand this kind of long-term construction and hiring cycle generates.
AdventHealth’s Lake Nona expansion adds another layer. Separately, AdventHealth is also opening a brand new hospital in Lake Nona later in 2026 — meaning two major AdventHealth expansions are underway simultaneously in the Orange County market at the same time, compounding the demand signals.
