New 613-Home Community Coming to Winter Garden, FL: What Buyers and Sellers Should Know
A major new development is headed to Winter Garden, FL, and it’s worth knowing about whether you’re buying, selling, or already living nearby. The Johns Lake Urban Village was approved by the Winter Garden City Commission on May 28, 2026, clearing the way for a new mixed-use community along the southern edge of Johns Lake, near the Lake-Orange county line.
What Is the Johns Lake Urban Village?
The Johns Lake Urban Village is a planned mixed-use community on roughly 337 acres in Winter Garden, located near Williams Road and Marsh Road. The land has been part of developer Scott Boyd’s family property for generations. Once built out, the community will include:
- Up to 613 homes — a mix of attached and detached single-family homes, townhomes, and larger estate lots
- A 40-room boutique hotel with an event venue
- A small commercial and retail district
- A public park (an earlier version of the plan included an elementary school site, which was removed in early 2026 and replaced with the park)
Homes will be built gradually, with no more than 50 homes constructed at a time, over an estimated 10-year build-out period.
When Will Homes Be Available in the Johns Lake Urban Village?
Construction will happen in phases, but no certificates of occupancy will be issued until the New Independence Parkway opens, projected for sometime in 2027. That new road will connect Wellness Way on the Orange County side to Avalon Road and ultimately State Road 429, and is intended to help offset added traffic from the new community before residents move in.
How Will This Affect Traffic in Winter Garden?
Traffic was the central topic at every public hearing on this project. Marsh Road currently operates at roughly 83% of capacity, which the city’s own traffic data considers a failing level. As part of the approval, the developer is required to fund:
- A roundabout at the Williams Road/Marsh Road intersection, to be completed ahead of the rest of the development
- Improvements to Williams Road to bring it up to city standards, including a connection to the Waterside community
- A partial share of the cost for a new turn lane at Marsh Road and Stoneybrook West Parkway
City planners have said Marsh Road will not be widened due to space constraints, and that regional projects — including the New Independence Parkway and the State Road 429 expansion — are expected to absorb most of the added traffic over time.

If you currently own a home near Williams Road or Marsh Road, it’s worth watching how this development phases in over the next several years — both the added inventory and the road improvements could affect home values and daily commute times in the area.
